Important Information:
STAGECOACH LIVING:
Stagecoach is zoned by Summit County as Remote Mountain property. This is defined as: lands that, because of their location, accessibility, terrain, or other similar features, are not easily serviced by local service providers. Development shall be limited in these areas to minimize disturbance to the natural environment, lessen the fire danger, protect water supplies, protect wildlife, protect natural resources and viewsheds, and protect and promote open space values of the Snyderville Basin.
We have just under 10 miles of roads throughout Stagecoach Estates. These roads are fragile (please use 4x4 and keep your speed to under 20mph) and a good portion of our budget is dedicated to maintaining and preserving our roads. Because of the natural springs that lie underneath many of the roads, heavy traffic/construction traffic is limited to certain times of the year. Typically the months from June through October are better for construction traffic, please check with our Architectural Controls Committee for permission to have heavy trucks use our roads.

ANNUAL ASSESSMENTS:
Annual Assessments are billed every January and are due by March 15. Currently our dues are $1,100 per year, per lot. Full-time residents pay an additional fee for Bitner Ranch Road winter maintenance that is approximately $130 per year. Late payments are subject to 10% penalty and a 1% monthly charge on any unpaid balance.
Note: Only lot owners that are in good standing (having no outstanding balance) are able to participate in any voting activities.

SNOW PLOWING:
Snow plowing in Stagecoach is a group effort. Snow plowing around the main gate and parking area is funded by a portion of the dues from the annual assessments. The snow plowing that is done on the main roads (Kimball Canyon Road, Lower Cove Road, and Basin Canyon Road) is funded by the full time owners, and not guaranteed or provided by the Stagecoach Estates Homeowner's Association. Because of this, access to Stagecoach Estates, especially in the winter, can be unpredictable.
Full-time owners manage two co-ops and collect funds to cover the cost of plowing. Contact one of the individuals below if you have questions.

Many members come up to Stagecoach to enjoy winter activities such as snowmobiling, snowshoeing and cross-country skiing and use those means to access their property. No owner, directly or indirectly, shall perform any maintenance, including snow removal, or make any alterations to any roads or common areas without prior written consent of the Board. Due to the varied terrain, composition of the roads, and other factors that are unique to Stagecoach, snow removal operators must be approved by the Board. This is to ensure a qualified person or company is doing the removal to mitigate damage to our fragile road system. Also, please be aware when driving that sledding and other non-vehicular traffic may be encountered along the roads.

There are TWO garbage bins and TWO recycling bins near the main gate of Stagecoach Estates. These receptacles are for the personal use of Stagecoach Estates lot owners ONLY. Please inform your contractors that they are not authorized to use these dumpsters.
The following is a list of items NOT acceptable in the dumpsters (both recycling and garbage):
-No hazardous waste products can be put into these dumpsters (batteries, paint, chemicals, etc).
-Green waste (yard clippings, branches, dirt, etc) may not be put into the dumpsters as well.
-Please do not put any glass, styrofoam, or wax coated cardboard (milk cartons, etc) in the recycling dumpster.
There are 4 drop off glass recycling bins located in Park City:
1. In Summit Park at 5053 Kilby Road.
2. Near Jeremy Ranch Elementary School, across from the Philips 66 Gas station
at the intersection of Homestead Road and Rasmussen Road.
3. Near the Home Depot at Triumph Gear, Systems 6125 Silver Creek Drive.
4. At Willow Creek Park, at the intersection of Willow Creek and Split Rail.

Solid Waste Services Fee Trash and recycling dumpsters are located at the Kimball gate and are paid for through your Summit County property taxes. Lots with homes built on them pay an additional $40 annual fee billed separately by Republic Services. Pick up is contracted by Summit County to Republic Services.
